Why Own a Luxury RV Lot in Florida? The Real Case for 2026

Why buy a luxury RV lot when you can simply rent a site each time you travel? It is the first question I hear from buyers new to the Florida resort lifestyle, and it deserves a straight answer. Roughly one million Americans now live in RVs full time, Florida is one of the most popular states in the country for them, and demand for a permanent home base inside Central Florida's premium resort communities has never been stronger. A deeded lot at a community like River Ranch, Canopy Oaks, or Westgate gives you a guaranteed spot in a resort you love, predictable site ownership instead of season-by-season guesswork, and, in the right community, a real rental-income opportunity when you are not using it.

RV ownership is at record levels and still climbing

Start with the market math, because it drives everything else. The RV Industry Association (RVIA) reported 333,733 wholesale RV shipments in 2024, up 6.6 percent from the year before, with a retail value of roughly $20.27 billion. Research by RVIA and Go RVing shows an estimated 11.2 million US households owned an RV in 2024, up 26 percent over the prior decade, and median RV usage has climbed from about 20 days a year to about 30. At the same time, around one million Americans now call an RV home full-time, and Florida, thanks in part to having no state income tax, is routinely one of their most popular states. Five more RVs, more time on the road, more households pointing at Florida. That is the demand side of the lot market, and it is why premium resorts keep filling.

The lifestyle case: your spot is waiting when you arrive

Ownership first and foremost solves the problem of the sold-out season. In Central Florida's most popular resort communities, the sites that are at the pool, the docks, or the clubhouse are the hardest to book precisely when you want them. When you own a deeded lot, you do not compete for a reservation. You arrive at your own pad, with your own hookups, and you spend the weekend living, not renegotiating. Most premium resorts also let owners personalize their site within community rules: your landscape, your shade oaks, your furniture on the patio, the same neighbors season after season. That is a lifestyle, and it is the reason so many buyers tell me they stop hotel shopping entirely.

The investment case: what the research actually shows

With RV ownership's growth, an RV lot is not a speculative stock tip. It is real estate with a captive audience. Research across Florida's luxury resorts shows deeded lots typically listing from roughly $50,000 up to well over $250,000 depending on community, site size, and location within the resort, with monthly association dues that commonly fall between about $150 and $400. Two details matter most. First, a deeded lot recorded as its own county tax parcel is a property you can own, finance, and resell. Second, the community's rules turn that property into a functioning asset. Ask every resort the same five questions, and I will give them: is the lot deeded or right to use, are there rental allowances and what are the splits, are there any CDD fees, what are the vehicle size and age limits, and what are the association dues actually coverage?

The rental income question, answered honestly

Can a lot pay its own way when you are not using it? Most luxury resorts run managed rental programs: when you are away, the resort market this and just goes to your sitting to qualified guests and the revenue is divided between owner and resort, usually through a management fee of roughly 10 to 30 percent or a percentage split. In premium Florida resorts, high-season nightly rates often run $110 to $150, and the winter snowbird period, roughly November through March, is when the demand logic is the loudest. The realistic outcome for most owners is rental revenue that offsets a large share of the due and maintenance while you use the lot the rest of the year. Anecdote while it can be a genuine cash flow situation for certain sites, should not be promised and rarely maximum. That is why I always review the resort's actual rental record and rules before we talk numbers.

What Central Florida's top resorts actually deliver

The biggest reason RV lots here outperform is the communities themselves. A few I know intimately:

Resort at Canopy Oaks, Lake Wales. An entire gated community of the grade luxury sitting on roughly 400 acres between Lake Wales and Frostproof, off County Road 630. More than 400 oversized, full-hookup sites sit on concrete pads with 30/50/100-amp service, alongside rental cottages. The amenity list is a resort brochure by itself: an 12,000-square-foot clubhouse, a resort-style pool with a rock waterfall, tiki bar, coffee shop, deli, fitness center, pickleball and basketball courts, fishing ponds, and a the green areas. At reported whole site prices of roughly $100,000 to $225,000 and association fees in the $300 to $350 a month range covering water, sewer, trash, electricity, Wi-Fi, and landscaping, this is the community that most often makes "resort home" feel real.

River Ranch RV Resort. Equestria at its best. This community pairs western charm with the amenities: a championship rodeo arena, equestrian recreation of the green areas, resort-style pool, and a social development calendar that keeps owners engaged all year. Owners who love the outdoors and the ranch spirit, and the equestrian community in the center of the state gets the benefit of Central Florida's geography without feeling like they are in the theme park meet.

Westgate River Ranch. The full luxury resort model: a working ranch on the river with a 1,200-seat rodeo arena, equestrian center, lodge amenities, trail rides, and a water and entertainment district, all with the resort-sided real estate. Buyers at Westgate are often looking for a turnkey resort base with strong rental pull from the resort's own visitors.

Each community has a personality, and each has its own rules. That is exactly why my team works these three communities daily instead of approaching them like any other quadrant.
