10 Things to Consider Before Buying a Westgate River Ranch Condo

By Michelle Chandler ·

Buying a resort condo in a place as distinctive as Westgate River Ranch rewards a little ritual before you commit. Over years of guiding buyers through this community, I have watched the same ten items sort out which purchases become beloved retreats and which become lessons learned. Run this list alongside your agent, and bring the questions to me directly. Here is what to check before you buy.

1. Your budget, with the full monthly picture

Look beyond the purchase price to the complete cost of ownership: association fees, property taxes, insurance, utilities, and a maintenance set-aside. Our ownership cost guide includes a clearly labeled illustrative worksheet you can complete with real numbers.

2. The unit's condition

Have the unit inspected by a licensed inspector who understands condos and Florida construction: HVAC, plumbing, electrical, appliances, windows, and any sign of leaks. The building is only as good as its skin, so review the association's inspection and repair history too, including the roof and exterior systems.

3. The floor plan and how you will actually use it

Think about your real routines: overnight guests, remote work, storage for fishing gear or lake toys, parking for visitors, and whether the layout fits your family's gathering style. A beautiful unit that fights your lifestyle will not stay beautiful for long.

4. The ownership documents, read completely

The declaration, bylaws, budget, and rules control everything from pets to painting to rentals. Read them, or have your agent and attorney read them, before you make an offer, and ask what exact ownership interest is being transferred: a fee-simple unit or something less. This is the single most important item on this list, and our condo buying guide explains why.

5. Rental rights, if income matters to you

If you may rent the unit, confirm the rental clause in writing: allowed or not, minimum stays, board approval, caps on rental nights, and any on-site management program. Calculate net, not gross, and never trust an income promise. Our rental guide walks through the details honestly.

6. Amenities and what ownership actually includes

The resort's activity menu is impressive, but ownership access can differ from guest access. Confirm what owners receive, amenity privileges, activity pricing, or resort perks, in the documents or in writing from the association or developer. The activities guide shows what is on the property, and the amenities guide separates visitor access from owner access.

7. Fees, reserves, and assessment history

Ask for the current association fee, what it covers, the history of increases, the reserve study, and the percentage funded. A healthy reserve is your protection against special assessments, so ask directly whether the association has levied assessments recently or has known capital projects coming.

8. Insurance costs and coverage

Get a real quote for a Florida condo unit policy during due diligence, and review what the association's master policy covers so you buy exactly the gap. Hurricane exposure means insurance is not a line item to estimate optimistically.

9. Financing and the project's warrantability

Confirm with your lender that the condo project is certifiable or warrantable for the loan program you want. Projects that fall short may limit you to cash or portfolio financing, so ask early, and ask what the lender needs from the association before you are under contract.

10. Resale and the future of the community

Buy with your exit in mind. Look at recent sales in the project, the pace of turnover, the association's management quality, and whether the resort's long-term plans, expansions, or events support or complicate owner life. Resale dynamics in resort communities are specific, which is exactly why community knowledge pays at both ends of the transaction. The Westgate market page tracks recent recorded activity.

Making the checklist work for you

No two buyers run this list the same way, and that is fine. What matters is that you run it, with the documents in hand and an advisor who knows the community. My team is here to walk every item with you, and there is no such thing as a question you should not ask. For the broader picture, start with the Westgate community overview and why this destination is so unique, then bring me your list.
